Project overview
A minute off MM Alam Road, right in the middle of Gulberg III, Reportage Residences is going up as the first Pakistani project from Reportage Group, one of the UAE's largest private real estate developers. The company has a track record across the UAE, Egypt, Turkey, Saudi Arabia, Uganda, Azerbaijan, Rwanda, Kenya, Nigeria, Russia and France. The local entity is Reportage Pakistan, and this Gulberg tower is the brand's opening move into Lahore.
The building sits on a 4-Kanal plot and rises to 160 ft: a basement, a ground floor, two podium parking levels, and 10 residential floors above. Each of those 10 floors is laid out identically, with four Junior 1-Bed units, one standard 1-Bed, one 2-Bed Type A and four 2-Bed Type B units per floor. That repetition is deliberate. A single, repeatable floor plate is easier for a developer to build to schedule, though it does mean less variety in the unit mix than you'd find in a project with multiple tower sections.
What stands out on the spec sheet is the rooftop. Instead of squeezing a small gym into a corner of the ground floor, Reportage has handed the entire top floor over to amenities: a 12'6" × 32' infinity pool, an 18' × 34' padel court, a rooftop BBQ area, an open-air restaurant with its own kitchen, a 70-person prayer area, and open sitting areas between all of it. For a 100-unit building, that's a large amenity footprint, and it's plainly the project's main pitch against older Gulberg apartment stock.
Every unit comes with a private balcony or terrace, and every configuration except the Junior 1-Bed includes a dedicated parking bay counted into the unit's total area (worth knowing, since it changes how that "total area" figure compares to a unit without one). Reportage Pakistan has now released a base price of PKR 38,000 per sq ft with three payment plan options, which we've laid out in full below. Construction is underway. We'll walk through what's confirmed and flag what still needs checking as you read on.

Base price: PKR 38,000 / sq ft · three flexible payment options with a discount for higher upfront payment, each spread over a 10% or 20% or 30% down payment, 45 equal monthly instalments, and a balance due on handover.
⚠️ Area note: the "Total Area" figures in Reportage's payment plan (663–1,288 sq ft below) are larger than the internal + balcony areas shown on the floor plans above (535–1,154 sq ft) for the same four unit types. This is common when a payment plan is priced on a "chargeable" or "super" area that includes a share of common/amenity space, but Reportage's materials don't spell out the exact loading basis. Confirm which area figure your price is actually calculated on before booking.

Why Gulberg III, and why Reportage now
Gulberg has been Lahore's commercial and social hub for decades. Liberty Market, MM Alam Road's restaurant strip, and Main Boulevard all sit a few minutes from this site. Apartment developments in Gulberg III specifically have picked up pace recently, and Reportage Residences is arriving into a corridor that's already warming up to finished, hotel-style apartment living instead of the plot-and-build model that still dominates most of Lahore.
What's different here is the developer, not just the address. Reportage Group is a large, established name in Gulf real estate, but it has no prior track record in Pakistan. This is genuinely their first Lahore project. That cuts both ways for a buyer. An international developer brings design standards and the kind of amenity investment (a full rooftop floor) you don't usually see in a 100-unit Lahore building, but there's also no finished project in Pakistan yet to point to. For now, the closest reference points are Reportage's other projects across the UAE, Egypt and Turkey.
If you're comparing options, Reportage Residences competes less with other Gulberg buildings and more with Lahore's other branded apartment towers. Heaven 20 Heights in Askari 11 and CDC Residencia, the Hashoo Group joint venture also in Askari 11, are both similar premium apartment plays with multi-year instalment plans, just in a different part of the city. With pricing now out for all three, the real comparison is price per sq ft and payment terms against that peer set, not just the amenity list.
Who Reportage Residences is for
The Junior 1-Bed units are built for single professionals or couples who want a Gulberg III address without paying for a full family apartment. Forty of the 100 units are this configuration, so it's clearly the volume play in this building. The standard 1-Bed and 2-Bed Type A units suit small families or professionals who want more room and the convenience of guaranteed parking.
The 2-Bed Type B units are the largest configuration, and at 40 units they're the other volume tier alongside the Junior 1-Bed. These are aimed at families who want real living space in a high-amenity building, and list from roughly PKR 41.6M to PKR 49M depending on which payment plan you pick. Given the rooftop pool, padel court and restaurant, this project will likely also draw investors chasing short or medium-term rental demand from Gulberg's transient professional and expatriate population. At PKR 32,300 to 38,000 per sq ft, the Junior 1-Bed at roughly PKR 21.4 to 25.2M is the more accessible way into that trade.
Honest read: what to confirm before booking
The payment plan's area figures don't match the floor plans. Reportage's payment plan prices units on a "Total Area" that runs 12 to 24% larger than the internal plus balcony area shown on the same units' floor plans elsewhere on this page. Neither document explains the loading basis. Before you book, ask Reportage directly which area figure your quoted price is actually based on. It materially changes your real price per sq ft of usable space.
Approval status isn't stated in the developer's own materials. Some third-party listings describe this project as LDA-approved, but neither the brochure nor the factsheet we've reviewed states this directly. Ask Reportage Pakistan for the specific NOC and approval documentation before you commit any money.
No confirmed possession date. With ten identical residential floors and a full rooftop amenity build-out still ahead, ask for a written, unit-specific possession estimate once you're deep enough into the booking conversation, and make sure you understand your recourse if it slips before you sign anything.
